*Note: The key collection is ONLY available between the hours of 7am - 11pm. Anything outside these hours must be arranged in advance as we use a key service in the building. We want you to feel completely at home during your stay! To ensure everyone has an amazing experience, here are a few simple guidelines: No Smoking For your comfort, this is a completely smoke-free property. Smoking, vaping and e-cigarettes are not permitted anywhere inside the home, this ensures the health and comfort of all our guests. Guests who smoke inside will be charged a minimum $200 cleaning and deodorising fee. No Pets No pets are permitted on the property without prior written approval. This ensures the health of all future guests with allergies. Unauthorised pets will result in immediate cancellation and additional cleaning fees. No Parties No parties, events, weddings, or large gatherings are permitted. This includes but is not limited to any unregistered guests, birthday parties, bachelor or bachelorette parties, and any event with music or celebrations that might disturb neighbours. Maximum Occupancy Restrictions: Maximum occupancy per property is stated on the listing. Additional guests are not permitted and may result in immediate cancellation without refund. This limit is set for safety, insurance and local regulation compliance. Quiet Hours Quiet hours are from 11pm - 7am. We have wonderful neighbours who help make this a safe and peaceful area. Please keep noise to a minimum during these hours, including outdoor spaces. Emergency Services If emergency services (fire, ambulance, or police) are required due to an incident caused by guests, associated costs may be passed on to you. Keys and Fobs We provide one key and fob per booking. Lost keys or urgent key deliveries will incur a replacement cost and call-out fee of $150. If you require an additional set of keys for your stay, please let us know asap. Property Condition Photos of the property are taken before your arrival. Any damage or theft will be reported to Airbnb, and if necessary - charged to ensure an amazing experience for future guests. Supplies and Linen Guests are provided with an initial stock of consumables, but we do not restock these items during your stay. One set of linen & towel is supplied per guest. Extra towels, linen or amenities will require an additional charge - for the item and a call out fee if not requested before check in. Consumables We provide complimentary tea, coffee, and sugar to help you settle in comfortably. For all other consumables, such as cooking ingredients or personal items, you can easily purchase anything you need from the nearby convenience store. You may find some pantry staples like cooking oil, salt, or pepper left behind by previous guests - please feel free to use them if available, but note that we do not re-stock or guarantee the availability of these items. Communal Facilities Disclaimer Some of our properties may provide access to communal facilities such as a pool, spa, sauna, or gym. While these amenities are mentioned in the listing, please note they are managed by the building/body corporate and are outside of our direct control. If these facilities are unavailable for any reason (e.g., maintenance, repairs, or closures), we cannot guarantee access and no refunds will be provided. These facilities are considered an additional bonus, not an included feature of your booking. Lost Property We cannot accept responsibility for lost items. However, if you leave something behind, please let us know as soon as possible, and we’ll do our best to assist with its return Early Checkin / Late Checkout We’re always happy to help where we can. Early check-in and late check-out requests are subject to availability and can’t be guaranteed, as they depend on other guests checking out before your arrival or checking in after your departure, along with our cleaning schedule and any maintenance requirements. If early check-in or late check-out is important to your plans, we recommend booking an additional night before or after your stay so you can arrive and depart at your convenience. Guests will have private and exclusive access to the entire 3-bedroom apartment, including all rooms and the private balcony. Self-check in via KeyNest in a convenient location below the building. You are also welcome to enjoy all the shared building facilities, including the indoor pool (6 am - 10 pm), the fully equipped gym, and the rooftop terrace with BBQs (open until dusk).
