Guests who smoke inside will be charged a minimum $200 cleaning and deodorising fee. No Pets No pets are permitted on the property without prior written approval. This ensures the health of all future guests with allergies. Unorthorized pets will result in immediate cancellation and additional cleaning fees. No Parties No parties, events, weddings, or large gatherings are permitted. This includes but is not limited to any unregistered guests, birthday parties, bachelor or bachelorette parties, and any event with music or celebrations that might disturb neighbours. Maximum Occupancy Restrictions: Maximum occupancy per property is stated on the listing. Additional guests are not permitted and may result in immediate cancellation without refund. This limit is set for safety, insurance and local regulation compliance. Quiet Hours Quiet hours are from 11pm - 7am. We have wonderful neighbours who help make this a safe and peaceful area. Please keep noise to a minimum during these hours, including outdoor spaces. Emergency Services If emergency services (fire, ambulance, or police) are required due to an incident caused by guests, associated costs may be passed on to you. Keys and Fobs We provide one key and fob per booking. Lost keys or urgent key deliveries will incur a replacement cost and call-out fee of $150. If you require an additional set of keys for your stay, please let us know asap. Property Condition Photos of the property are taken before your arrival. Any damage or theft will be reported to Airbnb. Supplies and Linen Guests are provided with an initial stock of consumables, but we do not restock these items during your stay. Neighborhood

The property is centrally located and is within walking distance of so many things. Take a walk North along the beautiful Broadwater Shores, past the Children’s (something for all ages) modern playground, to the Aquatic Centre, then on to open parklands and a busy boat launching facility. If you take a stroll South, over the Sundale Bridge, then turn left and follow the river, past the Southport Yacht Club, to Main Beach. Here you can walk along the beautiful clear white sand. Relax in the glorious sun, take a swim or even hire a surf board to surf the famous Gold Coast Beaches. Grab a snack, or sit and watch the surfing activity from one of the many Surf Life Saving Clubs scattered along the pristine beaches. Main Beach’s famous Tedder Avenue is walking distance or or one tram stop away. Tedder Avenue hosts upmarket shopping boutiques and has a large choice of restaurants. The building next door houses a Woolworths Supermarket where you can stock up on supplies. There is also a Liquor Shop and six Restaurants (Japanese, Chinese, 2 x Thai, Italian and a Pizza). There are also two Coffee/Breakfast restaurants available. Walk four hundred metres North and you come to the Australia Fair Shopping Centre for a large variety of shops and eateries. Across the road, you can partake in a game of Croquet, or enjoy a game of Lawn Bowls at the Southport Bowling Club. The kids will love the Theme Park entertainment of all the “WORLDS” (Dreamworld, Whitewater World, Warner Brothers Movieworld, Wet & Wild Water World, plus Seaworld) only 15 minutes away at Helensvale.

A lot of activities are within walking distance. The tram will take you along the Coast and inland. Uber is a very efficient and cheap way of getting around. Taxi services are also available if required.
